The Acquisition of a 67,006 SF two (2) asset leased to 5 tenants in the PeachTree Industrial submarket of Atlanta, Georgia The subject properties are currently 100% occupied by tenants with long term histories in the property. Peachtree submarket is very desirable with little turnover. When there is, vacancies are quickly filled by new tenants, or those looking to stay and expand in place. This is an infill location with no land upon which to build. As further evidence of the strong location, in our initial discussions with tenants, we were approached with a tenants’ need to expand into a space that will become vacant in August. The tenant, Wiseman Multimedia, will expand from 8,398 SF to 19,339 SF and sign their new lease in advance of our closing. This eliminates the potential downtime from the expiring tenant, together with an increase in rents and longer term.
